Hamond Projects provides a wide range of quantity surveying and cost consultancy services and are recognised for cost planning of projects throughout their lifecycle.

The quantity surveyors within our team work with the clients on a one to one basis to establish the most suitable method of procurement and the most efficient form of contract. In the initial stages the scope of the projects is identified and the roles and responsibilities are distributed. Our experienced team carry out preliminary feasibility studies, grant applications, cost plans, accurate estimates and comprehensive tender documents. CDM – Co-ordination Services

The aim of the CDM regulations is to integrate health, safety and welfare into the management of all construction projects and to encourage everyone involved to work together as an integrated team to improve planning and management of projects from inception. Also to identify hazards early so that they can be eliminated or reduced at design and planning stages and the remaining risks can be properly managed. More importantly encourage communication, co-operation and co-ordination within the project participants.

Unless they are a domestic client, anyone having construction or building work carried out has legal duties under the Construction Design & Management Regulations 2007 (CDM 2007).

Hamond Projects provide CDM Co-ordination services to advise and assist clients with their CDM duties.

The range of CDM services we provide include:
  • Advising the client on the competence and suitability of consultants and contractors
  • Helping to identify possible risks in design and providing advice to designers on possible alternatives
  • Co-ordinating the arrangements for health and safety during the planning phase
  • Checking and approving the Principal Contractor’s Health and Safety Policy Statement
  • Checking and approving the Principal Contractor’s Health and Safety Plan and Method Statements
  • Developing the Health and Safety Plan over the contract duration
  • Notifying the Health and Safety Executive

Party Wall Matters

Hamond Projects provides the necessary reassurance that you are complying with the Party Wall Act, 1996, or advise you if the Act is not being complied with.

When does the Party Wall Act apply? The Party Wall Act 1996 may apply if you intend to carry out building work which involves:

  • work on an existing wall shared with another property
  • building on the boundary with a neighbouring property
  • excavating within prescribed distances of a neighbouring building.

If you are carrying out work of the above nature you must find out whether or not that work falls within the requirements of the Act. If it does you must notify your neighbour. If you are a neighbour who has not been notified of such works you may want to ensure your property is properly protected in accordance with the requirements of the Act.

Problems encountered with party walls

Problems often arise where excavations are carried out without due regard of a neighbouring building. Excavation work includes installing piles as well as digging holes. If you are planning building work that may fall within the Party Wall Act it is essential that you take advice at an early stage of design. Failure to take appropriate action can lead to frustrating and costly delays.

Hamond projects are capable of providing a comprehensive service from initial assessment at design stage, including technical advice on Party Structure works. As independent specialists we are able to monitor the works on site for compliance with the Act and any Awards. This can be undertaken in conjunction with our contract administration service, thus assisting to minimise disruptions and delays to any design and project programme.

  • You identify which neighbouring properties fall within the Act
  • Serve (and respond to) party wall notices
  • Prepare and agree a party wall award
  • Produce and agree a schedules of condition
  • Monitor works to ensure compliance with the Party Wall Act

We can advise on whether or not the appropriate actions are being taken to protect neighbouring buildings.

Landlord and Tenant Services

With experience in acting on behalf of local and national landlords and tenants, we provide advice on all aspects of commercial and residential Landlord and Tenant issues.

The range of quantity surveying services we provide include:
  • Lease consultancy – Advising on the initial drafting of lease covenants, providing a proactive approach in considering the short and long terms impacts and needs of landlord and tenants.
  • Negotiations – We can provide valuation advice and undertake negotiations of rent reviews, lease renewals, lease assignments, sub-letting, freehold reversion purchases and other landlord and tenant disputes that may arise.
  • Disposals and purchases – Lease assignments, sub-letting and freehold reversion purchases.
  • Third Party Arbitration and Expert Witness – Whilst we ideally try and resolve negotiations amicably, we have the expertise to provide advice on resolving landlord and tenant disputes through third party involvement and can undertake such submissions on behalf of our clients.

Commercial and Residential Building Surveys

Building surveys

A Building Survey will report on the various elements of construction (chimneys, roofs, gutters, walls, joinery etc.) externally and roof spaces, floors, ceilings, staircases, fireplaces etc. internally. These elements will be described and their condition reported on. The implications of the condition and options for repair will be identified.

Services are visually inspected and reported on. Individual testing of electrical or gas or similar apparatus will be recommended if required, to be carried out by qualified persons. The external site elements (garages, outbuildings, retaining walls, trees, hard standings etc.) will similarly be inspected and reported on. The survey findings will then be summarised with budget costs for repair included.

Building Surveys are particularly suited for older properties, properties with known defects and properties that have been substantially altered.

Home Buyers Surveys

A simpler form of Building Survey is provided principally for relatively modern properties, generally dating from post second world war, although occasionally of earlier construction.

Inspection on site is as thorough as for a Building Survey. The report is on a pre printed format with defects categorised as low, medium or high priority. Explanatory background issues are not dealt with and no budget costings are prepared. However this is a simpler and cheaper option than a full Building Survey.

Targeted Surveys

Occasionally a specific defect within a property requires examination (e.g. cracking, damp) but not a full Building Survey. These are known as Targeted Inspections and are confined to particular identified areas.

Principal Element Surveys

On occasions clients do not require a full Building Survey of all the elements of a building, merely the principal elements of the building (walls, floors, roofs etc.) These surveys are particularly suitable when extensive alteration, refurbishment or renovation is proposed.

Commercial Surveys

Templars carry out full Commercial Building Surveys, Schedule of Dilapidations and other surveys and reports concerned with commercial, industrial, recreational and retail facilities.

New Build

If you prefer a traditional approach to procurement, the Hamond team will work alongside client project managers, architects and surveyors. We have vast experience in the new build sector and with employees trained in civil engineering, bricklaying, joinery, plumbing and electrical we feel we have the resources available to complete any new build project. Having all trades available in house and not using sub-contractors we can guarantee all our completed works will be to an excellent standard.

 

Joinery & Manufacturing

Bespoke joinery can be manufactured at the Hamond Projects manufacturing facility, with over four thousand square feet of workshop space and a variety of high end woodworking machines, items ranging from a simple door and casing to a complex reception counter can be manufactured using a variety of hardwood or softwood timbers and finished using paint, lacquer or veneer in our own workshop.

The manufacturing facility allows our team of site joiners to work on projects from conception through to installation, this allows any problems that may occur at the fitting stage to be overcome during manufacturing.

Bespoke furniture can also be made to order and finished to individual requirements; items can be expertly crafted in house by our experienced team of bench hand joiners.

Maintenance

Hamond Projects offers a reactive maintenance service with 24 hour call out available 7 days a week. Any repair can be attended whether it is a broken window, slipped roof tile, drainage problem through to a major concern such as property flooding; with a range of trades available in house our dedicated team will provide a solution to your maintenance needs.

Restoration & Refurbishment

Hamond Projects also offers measured term (pre planned) contract maintenance, this can be tailored to suit the clients individual requirements ensuring their property portfolio is regularly checked and a swift follow up repair is carried out where needed.

Hamond Projects specialises in property refurbishment; our team is trained in small works demolition and has experience in the installation of new electrical, joinery and plumbing services into current buildings. The Hamond shop fitting team can then apply the perfect finish to any project leaving clients with a completed project that is ready for occupation. We have experience in the retail, office, leisure and residential sectors and have completed major projects in each.

Hamond Projects has previously completed several complex restoration projects, working alongside specialist architects and local council archaeology departments. Redhouse construction understand the need to preserve and maintain the original features of a property during complex restoration projects but whilst carrying out more in depth work we can still work to short time frames and are confident of meeting deadlines.
